Turnkey LED Lighting Solutions for Strata

Lights operating in common areas of residential and commercial buildings can be a major cost of operation, especially as they are usually on 24 hours a day, 7 days a week! The replacement of these lights with high efficiency LED lights has a massive impact on energy reduction and can save thousands of dollars a year on electricity costs.

Building managers these days are also hunting out a better experience for owners and tenants and part of this experience is the look of the buildings lighting. The Green Guys Group have specific premium lighting that we use for strata managed spaces that ensure that the building is looking it’s best without costing the world.

Most common areas in commercial and residential buildings have a lack of natural daylight. Although it may not be obvious at first glance, the type and strength of the lighting in a particular pace greatly affects the physiological aspect of tenants and customers. There is a strong relationship between daylight exposure in indoor spaces and a persons sleep, activity, and quality of life.

A company can spend tens of thousands of dollars renovating their spaces in order to maximise natural light, however the cost and daunting nature of this undertaking in most cases is too great. One solution is to switch the lights to those that are close to natural sunlight – LEDs with high CRI. Lighting products like those of OptiTech that have a CRI of over 85, getting close to the quality of natural sunlight.

Considerations

The average person is drawn not only to well lit areas but areas that have a high quality of light. Quality LED’s provide both of these attributes. Some other items to consider when looking at upgrading to LED are:

CRI - Colour Rating Index

Colour Rating Index – In a nutshell, the CRI is a measure of how close the light source is in quality to actual daylight. The higher the CRI, the higher quality of the light. CRI is not a measure of brightness or colour but how well colours appear in that light. Studies have shown that something as simple as high CRI LED lights in produce refrigerators vs normal fluorescents result in higher sales as the fruit looks riper, plumper and juicier to the eye. Fluorescent tubes usually have a CRI around 60 whereas the LED’s that The Green Guys use have a CRI higher than 85. This means a substantial improvement in the look of both food, products and the store in general.

Pay Back

The beauty of LED lighting is the longer your operational hours are, the faster the lights pay themselves back. With the average payback period for an LED lighting project in a common area averaging less than 12 months it’s no surprise that the uptake of LED lighting over other energy efficiency products has been so rapid.

Maintenance Savings

Generally speaking, the other main cost associated with lighting other than the electricity cost is the cost of constantly replacing blown lights. Especially fluorescent tubes. Our LED’s last up to 90,000 hours which, if you’re running your lights 24/7, is over 10 years of run time! Compare this with a regular fluorescent tube that is only rated at an average of 10,000 hours.
